Every Clarity home is designed from scratch, so pricing depends entirely on your plan, your lot, and your selections. 

Most of our clients invest between $750K and $2M+.

When you get in touch with our team, we’ll focus on your vision, not the numbers. Once we’ve mapped out your home on paper, we walk you through detailed pricing line by line, so there are no surprises later.

We build throughout the Des Moines metro, including surrounding communities like West Des Moines, Ankeny, Waukee, Urbandale, Johnston, Grimes, Clive, Norwalk, Altoona, and Indianola. We also build lake homes in the Okoboji area.

If you have a lot or a neighborhood in mind, ask us. Chances are we’ve built nearby.

Once we break ground, most homes take five to seven months. Design and selections happen before that, and the timeline there is largely up to you and how quickly decisions come together. 

We’ll give you a realistic schedule up front and keep you updated at every stage.

We don’t work from stock booklets or plans. You can bring a floor plan you love, or we’ll design one from scratch based on your vision of where you’d like bedrooms, bathrooms, and living areas located. But don’t feel like you have to have it all figured out either—we have built plenty of homes, so if you are looking for a starting point, we have multiple to choose from and we can get to work from there.

Not at all. Some clients come to us with land already picked out, and we’re happy to build on it. Others are still searching, and we help them find the right lot in the right neighborhood. We know the Des Moines metro well and can point you toward options that fit your plans and your budget.

Of course we do! Depending on the location, we may need to do some extra prep work to ensure utilities and sewer/septic are set up, but we’ll handle all those details on our end. 

Yes. If you already have an architect you trust, we are happy to collaborate with them. If not, we work with experienced architects who can turn your vision into a custom plan designed around the way you want to live.

You make the fun decisions and we handle the rest. You’ll work through design and selections with us, choosing everything from your floor plan to your flooring and paint. From there, our team takes over ordering, scheduling, and construction. You get updates without the second full-time job.

Regularly, and from people you know by name. Because we’re a smaller team, you’re not routed through a project portal to a rotating cast of managers. You’ll have a direct line to the people building your home and updates as your home moves through each stage.

Of course, it’s your home. We’ll coordinate visits so you can walk through safely at key milestones, and honestly, watching the framing go up is one of the best parts of the whole process.

Then we go get them. Our showroom covers a high level of finishes, but if your vision goes further, we’ll go with you to source exactly what you’re after.

We map out your home and your pricing in detail before we break ground, so you know your numbers going in. If you make changes during the build, we price them clearly before anything moves forward. You’ll always know where things stand.

Semi-custom means choosing a base floor plan and modifying it within limits. Fully custom means starting from nothing but your ideas. Clarity is fully custom. If you find a plan you love, we can absolutely start there, but you’re never boxed into someone else’s layout.

Our design process is handled in-house as part of your build. No need to hire an architect.
